DISCOVER A BRAND NEW WAY TO A SMOOTH HOMEOWNERSHIP JOURNEY IN SEATTLE METRO AREA WITHOUT THE ANXIETY OF MARKET UNCERTAINTIES

My Journey From A LOAN OFFICER To A TOP REAL ESTATE bROKER for PROFESSIONALS Who Want to Effortlessly Navigate the SEATTLE METRO Real Estate Market and CREATE Their Dream LIFE

Michael Pollock

In July of 2005, I had just gotten married to my wife.

At the same time, I was still brand new in the real estate and mortgage business. I had only started doing mortgages about six months earlier, and I was trying to learn everything as quickly as I could.

It was a lot of change all at once.

New marriage. New career. New responsibilities. And on top of that, we had just gotten a new puppy.

Every day, I was commuting more than an hour each way to the office. I was spending long days trying to understand the business, learn the systems, serve clients well, and keep up with everything that needed to get done.

Looking back, it was a season where I felt pulled in a lot of directions. I wanted to be present in my new marriage.

I wanted to take care of our new puppy. I wanted to build a career. And I wanted to prove to myself that I could succeed in a business that was new, fast-moving, and full of things I did not yet know.

The hardest part was not just the long hours.

It was the feeling of trying to figure everything out while life was already moving quickly.

I knew I had to learn fast. I had to become more efficient. I had to ask better questions. I had to pay attention. I had to find people who knew what they were doing and learn from them.

So that is what I did.

I leaned heavily on a friend who had several years of experience in the business. I asked questions constantly. I shadowed him on showings and client meetings. I watched how he talked to people, how he solved problems, how he explained decisions, and how he helped clients feel more confident about their decisions.

I spent more time working than I probably wanted to at that stage of life, but I was fully committed to learning the business the right way.

That season taught me something I still carry with me today:

When you are making a big life transition, the right guidance matters.

It is hard to make good decisions when everything feels new, unfamiliar, and high-pressure. It is easy to feel overwhelmed when you are trying to build a new life while also making important decisions quickly.

Over the next two decades, I have built experience across real estate, mortgage lending, new construction, negotiation, investment properties, and managing a brokerage. That broader perspective taught me how many factors must come together for a real estate decision to truly work.

That is why I have so much respect for families moving to the greater Seattle area.

They are not just buying a house. They are starting a new chapter. They may be managing a new job, a new city, new schools, new routines, and a major financial decision all at the same time.

I understand what it feels like to be in a season where everything is changing and you need someone experienced to help you see clearly.

That experience shaped the way I serve people now.

My goal is to be the calm, steady guide I needed back then — the person who helps families slow down, ask the right questions, understand the local details, and avoid mistakes they may not see coming.

Because when you are moving your family to a new city, you deserve more than listings.

You deserve more than listings. You deserve a clear plan, honest local context, experienced guidance, and help evaluating the tradeoffs that shape both daily life and long-term value.

I help professionals moving to the Seattle Area understand the tradeoffs, avoid costly location mistakes, and choose a home and community that support the life they want to build.

Experience some of our CLIENTS' Success

"Michael is an incredible and knowledgeable agent who was able to guide us through the difficult process of purchasing a home in Seattle. While some agents are very pushy to get you to buy as soon as possible, Michael was able to help us remove the rose colored glasses and pass on houses that would have been risky, while helping us bid properly on the perfect home for us. I would recommend him highly especially if you are interested in Northwest Seattle, where he is very in tune with the local market.

As an added bonus, he's very knowledgeable about plants and acted as our personal botanist when we had questions about a house's landscaping :D"

"My husband and I retired and moved to Seattle from New York last summer. We were new to the area and rented an apartment while we looked for a house to buy. Michael Pollack showed us many houses in several suburbs, and while doing that, he patiently watched and listened to our preferences. His observations at various home sites were very helpful; he pointed out proximity to nearby freeways and commercial properties (often diminishing a property's attraction) as well as to downtown centers and nice views (usually increasing a property's attraction). Within a home, he pointed out nice architectural features and landscaping. He looked for listings that fit our desires (within our price range), and would alert us quickly when he found one that possibly fit. He was never "pushy" getting us interested any property. In summary, he wanted us to find a home that we could truly love to live in and share with our family and friends, and he waited until we found that property."

- Lorraine Marin

"We had the best experience with The Seattle Area Real Estate Team. They guided us through the process of buying our first home in this very competitive market. Michael Pollock was our broker. He is knowledgeable and genuine, and always took the time to answer all of our questions thoroughly. We highly recommend this team to anyone looking to buy in the Seattle area. You will be in good hands!"

Frequently Asked Questions

What are the first steps I should take when considering buying a home in Washington?

Start by assessing your financial situation, including credit score, savings for a down payment, and budget. Then, get pre-approved for a mortgage to understand your buying power.

Is it better to buy a home in Washington or continue renting?

This depends on your long-term plans, financial stability, and lifestyle preferences. Buying can be a good investment and offer stability, but renting provides flexibility and less responsibility for maintenance.

What should I know about the Washington real estate market before buying?

Research local market trends, such as average home prices, inventory levels, and the typical time homes stay on the market. This can vary greatly between urban areas like Detroit and rural regions.

How much down payment do I need to buy a home in Washington?

Typically, a down payment of 20% is ideal to avoid private mortgage insurance (PMI). However, there are programs available that allow lower down payments, even as low as 3-5%.

Are there any first-time homebuyer programs or incentives in Washington?

Yes, Washington offers several programs for first-time homebuyers, including down payment assistance and tax credits. Check with the State Housing Development Authority for current programs.

What are the key factors to consider when choosing a location to buy a home in Washington?

Consider factors like proximity to work, quality of local schools, neighborhood safety, local amenities, and potential for property value appreciation.

As a renter, how can I prepare for the transition to owning a home in Washington?

Start saving for a down payment and closing costs, work on improving your credit score, and begin researching different neighborhoods and types of homes that fit your budget and lifestyle.

What are the average property taxes in Washington, and how do they affect home affordability?

Property taxes in Washington vary by location. It's important to factor in these costs when determining the affordability of a home, as they can significantly impact your monthly budget.

How do I find a reliable real estate agent in Washington?

Look for an agent with experience in your desired area and a strong track record of helping buyers. Ask for referrals from friends or family, or search for agents with positive reviews online.

What are the common pitfalls to avoid when buying a home in Washington?

Avoid overextending your budget, neglecting home inspections, ignoring neighborhood research, and rushing into a purchase without proper due diligence. Take your time to make a well-informed decision.
